Upfront Fees

Rental Bond
A rental bond is paid by the tenant at the start of the tenancy as a form of security for the landlord to cover any breach of the terms of the agreement, for example damage to the property or failure to pay rent. The rental bond is lodged with the Office of Fair Trading. You should receive an advice of lodgement from the Office of Fair Trading. Your bond will be refunded to you after the property is vacated, less any deductions that may be agreed or directed by the Tribunal.
Rental Payments
Rent must always be paid in advance. Payments are normally required to be paid fortnightly or monthly on the date outlined on your tenancy lease agreement. All rental payments must be made using your tenant reference number detailed on your lease. This allows us to identify your payment. We encourage rent to be paid by direct deposit via your bank. Cash and personal cheques are not accepted. If you are unable to make a payment on time, please contact our office.
If we do not receive your rental payment and you have not contacted our office, as per legislation, we will issue a Termination Notice and then proceed to the Tenancy Tribunal to gain possession of the premises and collect all rent and charges owing.
Keys
Our Agency retains a duplicate key to all properties and will be used for emergency access, special circumstances or general inspections. Locks can only be changed after you have obtained permission from our Agency and you would then need to supply us with a spare set of those keys.
Utility Services
Wyatt Realty has access to Direct Connect which is a free of charge service connecting all of your utility needs including gas, electricity, removal, water and cleaning services. Just download the application form from our website located in the tenant services section, then lodge it with our property management team and we’ll forward it on for you.
Repairs and Maintenance
All requests for general maintenance and repairs must be made in writing by either completing our Maintenance Request Form online or by email to rentals@susanwyatt.com.au. All repairs will be attended to as promptly as possible, however, it is often necessary to obtain the Landlord’s approval and/or quotes before work can commence.
For urgent repairs, contact the Agency immediately on 9337 2700 or 0402 080 118 during business hours. Examples of urgent repairs are: burst water pipes, blocked or broken toilet, serious roof leak, gas leak, dangerous electrical fault, flooding of serious storm or fire damage. Refer to the Office of Fair Trading for a definition or your Renting Guide.

Property Inspection
Your property will be inspected periodically. At least 7 days notice will be given prior to an inspection. Ending your Tenancy Agreement
Your Tenancy Agreement is a legal and binding document providing protection for both you and the property owner. If you wish to end the tenancy, you must give the correct notice in writing. You can only terminate your agreement in one of the following ways:
1. In the last 14 days of the fixed-term period of the agreement, you can give 14 days notice to end the tenancy, or
2. Once the fixed-term period has ended, you are required to give at least 21 days notice in writing.
If an unforeseen circumstance arises and you have to vacate the property prior to the expiration of your tenancy agreement, please notify the Agency immediately. We will endeavour to find another tenant to take over your tenancy obligations. Breaking an agreement can be costly to you. You could be responsible for:

Bond Refunds
At the end of the tenancy, after the final inspection, a Claim for Refund of Bond Money form must be submitted to the Office of Fair Trading before the bond money can be refunded.
